 Home Buyers Report:-
Sphinx Associates Gambia Company can produce a short valuation / survey report giving you information on the condition of the property and present state of repair / disrepair. The property report encompasses those areas of the building which are easily accessible such as the roof via a ceiling hatch.

The report is meant for regular properties in a reasonable condition of repair and is restricted to the areas of the property that are readily reached. The information focuses on important or major defects and is aimed to provide the details required to assist the property buyer to decide whether or not to carry on with the acquisition.

Building Survey Report:-
This is a more in-depth report that gives a more comprehensive view of the condition of the property. This survey is more suited to older buildings or where the structure is suspected of being defective. The Structural Survey is grounded on a detailed probing of the property and is basically a technical inspection and report.

The structural survey would look for signs of movement, cracks and deterioration. The building will be checked, as far as possible, for signs of rising damp, wood rot, termite infestations, etc., as well as the overall condition of the interior fittings and finishes.

The building report is prepared in layman’s terms with pictures so as to be easily comprehended. Possible solutions and estimated costs, where applicable, will be provided.

A property valuation is not usually included, but can be done by prior agreement, thereby combining the two reports which can cut your costs.
